Understand the estimate
What affects a manufactured home's value?
Manufactured home values are not determined by one number alone. The strongest estimate considers the home itself, where it is located, whether it will remain in place, and what a buyer must spend after the purchase.
Year, manufacturer, and home size
Age, construction era, manufacturer, width, square footage, bedrooms, and bathrooms help establish a starting point for comparison.
Condition and improvements
Roof, flooring, HVAC, plumbing, exterior condition, remodeling, and deferred repairs can materially change what a buyer may pay.
Location and land situation
A home sold in place, inside a community, with land, or for relocation can have very different economics and buyer demand.
Title, move, and setup requirements
Title status, transport distance, permits, installation, utilities, skirting, and other move-related costs can affect the practical market value of a home.
Home-only value and land value are different
A manufactured home sold by itself should not automatically be valued the same way as real estate that includes land. A home located in a community may also have lot rent, community rules, or transfer requirements that affect buyer demand. Rolling Residence separates these questions so buyers and sellers can understand the full transaction instead of relying on a single generic price.
Manufactured home value estimator FAQ
Is this a manufactured home appraisal?
No. The estimator provides a ballpark market range for planning and comparison. A lender, appraiser, dealer, inspector, or other qualified professional may use different methods depending on the transaction.
Can I estimate the value of an older mobile home?
Yes. Older homes can still have meaningful market value, but condition, title status, local demand, transport feasibility, community rules, and repair needs may matter more as the home ages.
Does the estimate include land?
Do not assume a home-only estimate includes land. Manufactured homes can be sold with land, without land, in a leased community, or for relocation. Those situations should be evaluated separately.
